Tenant Move-In: Useful Walkthrough Tips

Following a tenant moving out, you’ve taken the necessary steps to prepare the property for a future resident. Besides cleaning and upkeep, this may also include testing smoke detectors and ensuring that the new rent remains competitive with similar properties in the neighboring area, for example. Now comes the time to give a walkthrough to a new tenant eager to move in.

When doing the walkthrough, do not give the tenant the keys before the walkthrough has been done. You may also wish to have them sign that the walkthrough was done. A walkthrough without the signature of the tenant and the day it happened may lead to issues down the line should the prospective tenant decide not to renew.

Before supplying keys, the reason you need to complete all of these assignments is to have evidence. There is no reason for the tenants to complete the walkthrough if the keys are handed over in advance.

Should the tenant decline to sign off that the walkthrough was completed to mutual satisfaction, there is no verification that they were present or that the walkthrough was accurate. Furthermore, without a signed full walkthrough, it makes it incredibly difficult to keep any of the security deposit for repairs or damages or renovations that may be required upon move out.
